  • Sourcing for materials and General Contractor
  • Provide value engineering of core elements
  • Assist with MEP specifications and construction documents
  • Support consultation with architectural design and construction
  • Create a rehabilitation and development plans

Compliance & Expediting

  • Determine permit requirements with local jurisdiction for proposed work
  • Work with local jurisdiction on timelines and requirements
  • Oversight management to obtain/submit required permit applications
  • Monitor the approval status with each department

Construction Management

  • Represent client during construction phase
  • Management and coordination between Property Management and General Contractor
  • Ensure General Contractor conformation and compliance regarding scheduling, quality and cost
  • Contract creation and management for General Contractor engagement
  • Facilitate contractor and vendor payment request
  • Inspections of progress quality and funding controls
  • Manage requests for information such as unforeseen conditions, funds control, and verification of materials and services
  • Site progress inspection visits by Impact field manager
  • Manage cost approvals for General Contractor
  • Provide weekly detailed project report including a two-week schedule forecast and progress pictures
  • Ensure receipt of inspections and Certificate of Occupancy
  • Compile final punch list for contractor and ensure completion

Project Close-Out and Budget Reconciliation

  1. Final unconditional lien waivers from subcontractors and suppliers
  2. Operating and equipment manuals provided
  3. Warranty letters including procedures from subcontractors
  4. Final list of all subcontractors used on the project including phone number and e-mail addresses. All MEP/Roofing/General Contractor contacts to include after-hours emergency numbers
  5. Termite bond (if applicable)
  6. Roof and equipment warranty letters
  7. Construction sales affidavit stating amount of sales tax paid and verifying all taxes were paid according to applicable federal, state, and local requirements
  8. General Contractor’s letter of completion and warranty
  9. Copy of punch list signed by the Field Manager indicating that all items are satisfactorily complete
  10. These requirements are intended to be a guideline of standard documentation for construction projects and should be supplemented as project specifics dictate
  11. All close-out documentation shall be required to be submitted within 30 days of Project Turnover
  12. Final invoices for both base contract and approved change orders are to be submitted within 30 days of Project Turnover
