The steps of that process follow the services we offer, but here it is detailed below.

Step One: Due Diligence

Due Diligence is a phrase that is often thrown around, but it’s actually hard to quantify. We examine the property thoroughly and put it all down on paper to identify what you have, what you need, and to protect your investment by creating objectives, establishing standards, and analyzing assets to build accurate budgets before acquiring the property.

Scope of Work is another phrase easily said, but hard to generate. That’s why we do the hard work up front. Building this scope of work is also where we identify budgets and potential partners.

In each of these steps, starting with analysis, you’ll receive comprehensive and easy-to-read reports from Impact, so you can understand all you want to know about your project.

Step Two: Pre-Acquisition

As in many industries, it’s all about the pre-production (construction) work.  If you prepare well beforehand, the work tends to fall in place as you planned. If you just jump in and start, you’re likely to have a mess on your hands. During this phase, everyone learns what they need to do, timelines are set, specifications and documents are generated and development plans are laid out.

Step Three: Doing the Paperwork

Oversight, compliance and authorization of permits is a big job, and we’re good at it.  From pre-construction through the conclusion of your project, we make sure all the I’s are dotted and T’s crossed, and that all permits are approved as needed.

Step Four: The Actual Construction Project

Like we mentioned, if the pre-construction process is done correctly, the actual construction can fall into place as it’s supposed to. Impact is there throughout the construction process, managing and coordinating between property management, the General Contractor and vendors, ensuring everyone does what they are supposed to do when they are supposed to do it within the budget they are supposed to spend.

As with the other steps, we provide comprehensive project reports so you know the timeline, work to be done and what’s been completed.

Step Five: Conclusion

As with the previous steps, we provide detailed project reports until after the end of the project. We are your partners from day one every step of the way until completion. We handle the details so you can do your job.
